FAQs
How much do you charge?
Our management fees are very competitive. Full professional property
management services are offered for 10% of the gross monies collected
from tenants' monthly rent. A one-time setup fee of $150 is
charged,
which includes property listing, photos, signage, and uploading of all information to various websites for advertising.
How do I enter the property management program?
An inspection of the property takes place to ensure
quality living and safety standards have been met. Upon inspection,
we will let
you know if anything needs to be done before it can be added
to our Leasing Program. Our Property Management Agreement
must then
be completed, signed and returned, and the set-up fee collected.
Can you help me with financing or real estate investment issues?
Yes. We can assist you with buying, selling or financing investment
properties.

How much rent will I get?
Rental rates are driven by the style, location and condition
of your property, amenities and current market conditions.

How do I get paid?
Checks are sent out on the 5th of each month and mailed to you. You may also elect to have rent monies deposited
directly into any designated major bank account.
What accounting information do you provide?
At the end of the year, we will provide
you with an annual summary of all income and expenditures to assist you in
preparing
your tax return.
How will you advertise my property?
We effectively promote your property to the widest possible audience.
This is done through a variety of media and resources, including:
- Posting “For Lease” signs
- Advertising in the local newspapers (advertising fees apply)
- Advertising on the WRG website
- Advertising on other San Diego property websites
- Listing in the Multiple Listing Service
- Broker and agent Referrals
- Company relocation referrals
- Optional government program referrals
- Broadcast Faxing
Will WRG charge me additional fees for advertising my property?
No, unless your property requires advertising beyond what is covered by the initial setup fee.
Do you still charge me if my property is vacant?
No.
How will you ensure that my property is properly maintained?
For new tenants, inspections
are conducted
after six months.
Additionally, your property will be inspected
after each departure and before each arrival.
How will property repairs be paid for?
We will pay for property repairs as needed. A deduction for any
repairs made will made from the gross montly rents received, and will appear on your annual statement.
You will be contacted
for approval on any repair over $150. We DO NOT MARKUP
REPAIR EXPENSES.
What maintenance contractors do you use?
WRG Property Management has a range of competitively
priced, quality contractors from all trades. All
contractors are
independent and
are selected for their response times, quality
workmanship and competitive pricing. If you have relationships
with your own
contractors and would like us to continue using
them
for your property, we
are happy to accommodate this.
Who is responsible for insurance?
You must keep a landlord policy in effect during
the lease period. This policy covers the property
and liability
issues.
We recommend
you have a loss of rents extension, which provides
compensation for lost rental income should
your property become uninhabitable
due to fire, flood or other calamity. Your
insurance broker will be able to provide expert advice
on insurance matters.
Renter's
insurance is an option for the tenant.
Do tenants ever fail to maintain the property?
Yes. Occasionally they let things go and damage to the property
occurs due to neglect. This is why a property inspection is important to monitor physical
condition.
Can I limit the number of people occupying my property?
Yes. We recommend a maximum of two people per bedroom. Also,
not all rooms in your property need to be made available (e.g.
a six
bedroom home can be rented as a four bedroom, with two bedrooms
made unavailable to the guests).
What level of communication can I expect from you?
Each month we will send you a check
for the current months rent, or deposit the rent funds directly into a designated bank account. You will
be contacted for approval on any repair over $150. You will also
be contacted should any unusual situation arise that needs the
owner’s approval or input.
Can you deal with the Home Owners Association for my property?
It varies. We can deal with a development’s Home Owners Associations
on some issues. On certain issues, they will insist on dealing
with the owner only.
What happens if my tenant doesn’t pay the rent?
All landlords want tenants who pay the rent on time. Our credit
checking procedures minimize the risk of problems in this area.
WRG Property Management monitors rental collections and communicates with tenants immediately should rental
payments fall behind. Should a tenant fail to meet their obligations,
we will coordinate with you and proceed with legal action to
evict the tenant.
