Collecting
Monthly Rent
- Collecting rent on a monthly basis
- Following up by phone with any tenants who have not paid their
rent
by the 3rd of the month. Late notices are also sent out and late
charges apply.
- Although evictions are rare, arrangements are made for the
removal of a tenant from the property should the rent not be
paid in a
timely manner.
Providing
Accounting
- Processing rental payments and mailing checks to the owner
- We will pay for property repairs as needed. A deduction for any repairs made will appear on your annual statement and receipts will be provided. You will be contacted for approval on any repair over $150. We DO NOT MARKUP REPAIR EXPENSES.
- At the end of the year, we will provide you with an annual summary of all income and expenditures to assist you in preparing your tax return.
Expert Financing and Real Estate Investment Consulting
Management Fees
- A one-time setup fee of $150 is
charged,
which includes property listing, photos, signage, and uploading of all information to various websites for advertising.
- Full professional property management services are offered
for
10% of monies collected from tenants' gross monthly rent
- Our excellence in service goals includes minimizing any potential
vacancy time and repair costs and maximizing the return in value
on your investment
