Frequently Asked Questions
How do I rent a property that WRG Property Management has available?
If you would like more information regarding a particular property,
you may contact us at 858-452-7788. Prior to setting an appointment
to view the property, we ask that you drive by and view the
property. If you like what you see, please call our office
to set an appointment
for you to view the interior.
Do you charge an application fee?
Yes. WRG Property Management charges a $25.00 application fee
to cover the cost of processing an application. The application
fee
is not refundable.
What are your criteria for application approval?
WRG Property Management is looking for individuals who have a
history of paying their rent on time, taking care of the property
and
not disturbing their neighbors. See the Application Criteria
for more information.
What happens after my application has been approved?
Once your application has been approved, you will be notified
by phone and we will schedule a lease-signing appointment.
All adults
must sign the lease. At this time, money for the first month's
rent and security deposit will be collected.
When can I move into a property?
You can move into a new property as soon as you have signed
your lease and provided money for the first month's rent
and security
deposit.
When is the rent due?
All rents are due on the first day of the month.
Who do I call to take care of maintenance and repairs?
The property you lease will have all major appliances in
good working condition and landscaping will be
currently maintained.
From this
point forward, any routine maintenance such as
replacing faucet washers, cleaning gutters, replacing furnace
filters, and lawn
and shrub care is the responsibility of the resident.
All repair calls
must go through the office. A repair deemed to
have
been made necessary by the resident (i.e. a kitchen drain
stopped up
by grease) will
be billed to the resident. No changes may be made
to the premises without PRIOR approval of the property manager
- including
contact paper in cabinets, wallpaper, painting,
taking out or adding
plants, etc.

When I move-out, when will I get my security deposit back?
Resident is to clean the property and have it ready for final
inspection, and then bring the keys to the office to terminate
their possession
of the property. Inspections will be done within three (3)
business days and deposits refunded unless repair estimates
have to be
obtained or cleaning done. Utilities must remain on until inspection
and
any cleaning is done. Any security deposit monies due will
be refunded within fourteen (14) business days of repair completion.
What insurance should I have?
We recommend you obtain renters insurance to cover your
personal contents. Please contact your insurance broker
for expert advice
on insurance matters.
Can I sub-let my property?
No. All tenancy agreements used by WRG Property Management
specifically prohibits sub-letting. This is for the
protection of both tenants
and landlords.
Do I have to allow access to prospective tenants if
I have given notice?
An owner or their representative may enter your property
with your prior consent to show the premises to
prospective tenants
or purchasers.
Such consent may not be unreasonably withheld.
